If you need someone to sign for you while you are out of the country or in hospital, you need a Power of Attorney. This is a very simple form. There are different forms for single- and jointly-owned property.
If you want someone to manage your affairs if you become mentally incapable, you need a Property and Affairs Lasting Power of Attorney (replacing the former Enduring Power of Attorney which still works if you have one). You can have one or more attorneys and impose restrictions on what they can or cannot do.
You can also make a Welfare Lasting Power of Attorney which enables your attorney to make decisions about where you live and what treatment you receive whilst mentally incapable. It is a completely separate form with a separate fee.
